Think you can’t afford a single-family home on the peninsula, maybe you can. Leasehold may be the answer…. What it offers is an opportunity for buyers on a budget to get into a modern and newer home on a private lot with all the features to make life not only comfortable but delightful for day-to-day living. The vaulted ceilings and skylight expand the living space creating a bright and airy great room. I love the piano windows to allow light but not take away wall space for furniture placement and large windows overlook the back yard. The kitchen features under cabinet lighting, an eating bar, quartz counter tops, skylight and lots of cupboards. Patio doors off the eating area open to your private yard taking advantage of the western exposure, perfect to set up your outdoor living space. The backyard has been landscaped with rock, patio stones and minimalist plants like succulents and small shrubs that provide greenery without overwhelming the space. The floor plan is thoughtful with a foyer to greet guests, main bathroom features large walk-in shower and skylight, and laundry room offers sink and space for folding table or cabinet. The well laid out primary bedroom has walk in closet and ensuite outside of the view of the main sleeping area. Additional features include pot light, heat pump, double garage, fenced yard, custom blinds and propane fireplace. What is great about this central location is you are just 10 minutes by car to Sidney, Victoria Airport and BC Ferries and 20 minutes to Commonwealth pool, Royal Oak and Broadmead shopping centers. The monthly rent/Lease is $367.05, plus $168 for utilities, similar to condo strata fees and the lease expires in 2115. Book an appointment to see the incredible value and lifestyle this home has to offer.

About
Rodney Henderson
Rodney has been a Real Estate professional since 2009 and has achieved MLS-award status every year since 2011. Clients attribute his success to his detailed nature, in-depth market knowledge, and his experience in construction. They take comfort knowing that the advice he gives is always in their best interest. His goal is to ensure that his clients have all of the knowledge needed to make an educated decision, including all of the reasons to buy and potentially even the reasons not to buy.
Rodney’s background is varied, from elite sports to customer service to construction to professional sales. From the first day he learned to ride a bike, his goal was to always go faster and be better. In 1994, he represented Canada right here in Victoria at the Commonwealth Games and then went on to a five-year racing career in Belgium. As you can imagine, when he decided to hang up the bike in 2001, there were some major adjustments, and he decided to move to Victoria from the Lower Mainland to pursue a career in Food Service, first in restaurant management and then as a territory manager for a multinational beverage manufacturer. While managing on Vancouver Island, Rodney learned time management was the key to success, providing a better service in less time. In 2007, turning his sales, marketing, and management skills towards the construction industry, he joined his cousin's boutique construction company specializing in lifting and renovating houses in Oak Bay. While applying his talents on the back-end of the business, Rodney learned hands-on how homes are built, what it costs to renovate, and what kind of renovations are possible. His vision has helped clients find their own diamonds in the rough and has saved his clients thousands of dollars and immense amounts of heartache.
Outside of work Rodney is passionate about his family and has recently taken up running where, (not) surprisingly, his goal is to always run faster and be better. If you happen to spot Rodney, you might find him playing at the park with his daughter (yes, he is the one going down the slide right behind her!), or out for a run around Elk and Beaver lakes, along Lochside Trail, or at one of Victoria's great running races like The Good Life Marathon, TC 10, or the Vancouver Island Race Series. While he achieved a qualifying time for the Boston Marathon in Fall 2015, Rodney is still chasing the sub 3:00:00 marathon time.
If you do see him around, don't be afraid to stop and say hi!
